Please note: A pro-rata fixed fee will cover the full servicing of the planning application.
Step 1: Consultant Introduction and Reference to Guidance Timelines
The appointed Nominee Planning consultant will introduce themselves to the planning officer responsible for your application. They will specifically reference the Planning Inspectorate’s guidance regarding expected performance and standard application timelines, ensuring a clear understanding of the anticipated schedule from the outset.
Step 2: Agreement on Validity Diary
The Nominee Planning consultant and the local planning authority’s officer will agree on a suitable validity diary. This sets clear expectations for the review and validation stages of your planning application.
Step 3: Setting Key Dates After Validation
Once your application is validated, a determination date will be agreed upon. The Nominee Planning consultant will also confirm a date for the planning report and, if required, the committee meeting for ratification of the decision.
Step 4: Monitoring Statutory Consultee Responses
The Nominee Planning consultant will regularly monitor and discuss all responses from statutory consultees with the planning officer. Any issues raised will be addressed promptly. Importantly, delays caused by consultees failing to respond on time will not be allowed to hinder your application’s progress.
Step 5: Addressing Local Objections
All local objections will be reviewed, but please note that only material planning considerations will be taken into account. Issues based on personal grievances, NIMBYism (Not In My Back Yard) or similar non-planning concerns will not influence the outcome.
Step 6: Liaising on Amendments for Approval
Should any amendments be needed to secure a recommendation for approval, your Nominee Planning consultant will liaise closely with the planning officer to ensure necessary changes are made and your application remains on schedule.
